When you decide to sell your home on your own you should know that there a others players in the market place.
  • Sellers.
  • Buyers.
  • Realtors.
  • Lenders.
When your house goes up for sale you are not only aiming at the buyers, you are also inadvertently sending the other players the same message. You can't act in isolation. The minute you enter the market place, you become a new gladiator in play. Depending on how and where you are will determine the response you receive. If you're overpriced you are friendly to the competition because you make them look good, on the other hand if you under priced you may become the foe because you are going to draw the buyers away from them and make them look silly.
The market has a way of punishing those who enter it ill-prepared. If you are going to try to save the commission then be prepared to spend time and money doing the job properly. Focus on two important objectives: one, an accurate and realistic price, and two, getting as much exposure to the market place as you possibly can. A one or two shot ad in the local daily is not effective! The market is a dynamic resource. Every day it changes its needs as new buyers and sellers enter and as others leave with desires fulfilled, changed or smashed! You must enter and hold your property on the market for at least the local average selling. If the local average selling time is 60 days how can you expect to sell in a shorter time frame and get top dollar. Simply putting up a for sale sign and doing nothing else is not good enough, and could in fact cost you money! Buyers are not going to drive down each and every side street once a week looking for signs and if they are in North Saanich, they are probably going to search the local well know real estate sources. Forget about mybrotherwasarealtor.com because it's only interest is your money and they could care less if you sell or on not! If you are really serious about saving the commission then you need to call 658-0156.
